Dean's and Martin's father, Montgomery Morton, has passed away. In his will, Montgomery says that Martin must be alone in his mansion called Haunted mansion, for two weeks. All that he can bring are food and clothes, and when he is ready, the lawyer will lock mansion's gate, which is the only way in and out. Another thing is, that all doors must be unlocked, and there mustn't be any keys for the duration of the visit, as the lawyer has all mansions' keys in his possession. And core of Montgomery's will is that Martin mustn't enter Montgomery's study, where Montgomery used to spend a lot of his spare time. So if Martin enters this room, laser beams will trigger an electronic signal, which the lawyer will get right away, since he has the corresponding receiving device. If all goes as the will says, Martin will get the Haunted mansion, though his brother Dean will get a lot more, that is, 7 million dollars. The house is luxurious, but it represents more a sentimental value in comparison to the dollars, so both brothers prefer money. What happened is that Martin got the mansion because he entered the study, even though Dean didn't do anything, trickery or otherwise, and both rather intelligent brothers were in good physical health. But why?

If Martin didn't comply to the father's wishes, the disposition to give the money to Dean the the house to Martin is void.  They therefore both got half of both the money and the house, and in this case, Martin bought off Dean's half.

The question says that Martin got the house because he entered the study.I think the word because is important here.This is what I think:
 
The will mentioned that Martin should be alone in the mansion.Somehow,he came to know that their was someone else hiding in the study.He realized that this would violate the will.So he entered the study ,got hold of the man and informed the lawyer. He stayed in the house for two weeks after that and got the mansion.
 
You may argue that the laser beams would have detected the man in the study.One possible solution for this could be that laser beams were put at the entrance only and the man was there in the room before the laser was put there

No. Martin was alone in the mansion. The lawyer was thorough, in that, he checked the mansion entirely before locking Martin in it.  Wink

It is a haunted mansion after all. So Martin gets to spend the rest of his life with the Ghost of Montgomery, his dear departed father. I hope he brought enough food.   Grin

Martin has to spend 2 weeks in the mansion, but he musn't enter the study. If he follows the instruction, he'll get the house, Dean will get the money. They both prefer to have the money. Hmm..
 
I think it is in Dean's best interest for Martin to adhere to the will, not go against it. What was the will's provision if Martin were to break any of the rules ? ( enter the study, bring someone along, etc )
 
Or maybe Martin went into the study, found a newer, holographic will that leaves the money to Dean, the house to him, irrelevant of any other stipulations ?

Martin is the ghost haunting the mansion.  
And ghosts don't trigger laser.  They have nothing against lasers, but it is in their nature.
 
Or
 
Martin is a rebel.  He enters the study just because he is told not to.  He has nothing against rules, but it is in his nature.  He is careful to remove the fuses first, though.
 
In the study he finds a testament which, being more recent, obsoletes the other one.  It says: "Congratulations!  I am happy to see you are a rebel, like me.  I won't cut you out of my will.  But... you get the house anyway, and Dean gets the money.  I have nothing against you, but it is in my nature.  You see, Dean is my eldest son."

Or, since there is nothing else to do in a haunted mansion for two weeks, Martin gets plastered, then stumbles into the study because it is in his nature to stumble drunkenly into studies.
