A love rat caught... but how?

Phil was a creative writing lecturer at a modest University in England. He was 25 years old, and married to Gemma, who worked at Selfridges as a shop assistant. They met whilst they were at University, and had become firm friends, then casual lovers, before marrying last year.
On paper, they appeared to have a perfect marriage.
But Phil was a love rat.
Unbeknownst to Gemma, he had been having a secret affair with Janet, one of their former lecturers at Universtity. They would meet briefly and always out of sight of the general public. They were very careful, and made sure that no one was around when they met. They never went anywhere that would unnecessarily give them away (no smokey clubs or pubs for example). They communicated with eachother solely by email, from their offices in their respective Universities. They used false names and never directly declared love for eachother or stated where and when they would meet.
They never met at a time when they should have been at home. Whenever they met, they would leave and return home at the normal time. Due to the flexibility of their jobs, taking an hour or so off work was not unusual.
Last week, Phil left his office and drove across the city to a small office block to meet Janet. He knew someone in the office block, and was going to meet them after seeing Janet, so that would be his alibi if anyone saw him going there.
Phil and Janet met in an empty office... they were together for less than an hour. They parted, and Janet went back to her University. Phil went to see his friend, and they had a coffee and made small talk for a while. Then he left, and drove straight home.
When he got home, he found that Gemma had packed up all his clothes in suitcases and left them outside. When he challenged her, she told him that she knew about Janet.
How did she know?

She understood
- His tatoo P+J in a heart,
- How he came to accidentally wear a woman's panty when coming back home, which he never explained,
- Who is that lady who keeps dialing the wrong number,
- What was that "writers conference" where he spent two months and came back suntanned,
- The hotel bills on the credit card,
- The lipstick on his shirts,
- The allergy to gold that made him stop wearing his ring,

Well, maybe the office where they went was very close to Gemma's shop and she show them,or...

There must be a movie, or else we should write a scenario and sell the rights to Hollywood

Gemma read about Janet in Phil's diary, which records so eloquently their sexual escapades. Why would Phil wrote something like that in his diary ? Because all this while, Gemma couldn't read. However, Gemma had been taking reading classes secretly, in order to surprise Phil. Of course, it's a different kind of surprise than she had intended in the first place. 
Since I don't think that's correct ( again !! ), my question to KenYonRuKu is that, why did Phil have an affair, if, as you implied, Gemma was the perfect wife of a perfect marriage ?

I love the answer, JiNbOtAk, although it's not what I had in mind... Gemma doesn't find out about Phil'S infidelity by reading anything...
As to your question, who knows? Why do so many people have affairs? Boredom? The thrill of forbidden fruit? I believe my exact words were "On paper, they appeared to have a perfect marriage", so clearly things were not right between them...

Umm, I would say that Gemma is married, although whether Janet is remains a mystery.
Okay, let's see what we have.
1. Gemma knew Phil is having an affair with a woman named Janet ( although we don't know yet whether Gemma knew Janet )
2. No one told Gemma about her husband's infidelity, either verbally or in writing, so we'll assume that she came to that conclusion herself.
3. The friend in the office block has nothing to do with Gemma finding out.
4. Janet and Gemma had never spoken to each other.
Hmm, I have several guesses, all of them as improbable as my previous ones, so I'd keep them to myself for now. At least, until KenYonRuKu answered Ajax enquiries.
